Note: All square footages in the Cost Matrix are "total gross" square footage. Most multi-story buildings have 12% to 15% less of "useable square feet". This load factor goes up substantially as the floor plates get less than 20,000 s.f.
Parking Requirements: Parking requirements vary by city; check the municipality you are in for their specific parking ratios and verify whether they calculate parking on gross or usable square footage.
• Industrial warehouse parking 1.3:1000; typically allos 10% of gross building s.f. to be office. If over 10% office, use 4:1000 on office square footage and 1:1000 on warehouse square footage.
• Office parking 4:1000; 6:1000 (i.e. call center use) will increase site costs substantially.
• In-line retail parking 4 to 5:1000; (restaurant parking at 10:1000 could double your p.s.f. site costs.
